To ensure that you obtain the best possible tenants for your property, presentation must be undisputed so we suggest:
- Neutral interior walls and Plain Carpets/ Laminate flooring
- Fabrics and furnishing must be durable and of suitable quality
- Animal odours much be eliminated
- First impressions are crucial, so the front doors and entrance halls must be clean and free from obstructions
- Health and Safety is important to us therefore the entire property should be well cleaned, aired and meet all necessary safety standards.
Other formalities include:
- Getting written consent from your mortgage provider
- Making the necessary notifications to your insurance company etc.

FEES TO LANDLORDS
All fees to Tenants and Landlords are inclusive of VAT
LET ONLY FEE
Let only service includes marketing the property, carrying out viewings, arranging the inventory, carrying out relevant checks on potential tenants, including credit checks and referencing and finalization of the tenancy.
As an additional service, we can protect the deposit on the Landlords behalf with the DPS for your peace of mind.
As an additional service, we can also offer to collect your rent or give advice on any arrears or tenant issues.
FULL MANAGEMENT SERVICE
Full Management includes all the above, as well as getting quotes for repairs and arranging for repairs to the property, carrying 3 routine inspections per annum and notify the Landlord of the outcome, registration of all relevant utilities providers of all changes and readings, holding of keys and dealing with all out of hours issues. Also, providing a monthly account of rent collected and expenses if any.
CHECK IN INVENTORY FEE
The checkout inventory fee will include the unprotection of the deposit where applicable and return to the tenants after any deductions.
